BOMA 360 Performance Program

Happy New Year!  As we enter 2011, finding ways to market our properties, attract new tenants and assure those who are already on board that they’ve made the right building choice for their business and employees is most likely top of mind for all of us. To help distinguish our buildings in the marketplace, BOMA has established the BOMA 360 Performance Program.  The mission of the program is to validate and recognize commercial properties that demonstrate best practices in all major areas of building operations and management. This program evaluates all parts of the building to provide a unique 360 review, making it a valuable designation to hold.

 

Once receiving the designation, the building will be recognized in a directory of BOMA 360 Performance Buildings on the BOMA International web site, on BOMA Baltimore’s website, through press releases and other announcements, as well as use the BOMA 360 Performance Program logo on their letterhead, business cards, marketing and other collateral material.

 

The evaluation of the building includes reviews of the following 6 criteria:

  • Operation management
  • Life safety/security/risk management
  • Training and education
  • Energy
  • Environmental/sustainability
  • Tenant relations/community involvement

 

The program is based off of a point system and a list of prerequisites must be met before a building is even considered:

  • Must be an occupied commercial or industrial building
  • Standard Operating Procedure Manual must be in place
  • Preventative Maintenance Program must be in place
  • The income and expense performance data must be included in the most recent BOMA Experience Exchange Report (EER) survey
  • Must be benchmarked through EPA’s ENERGY STAR® Portfolio Manager and data shared with BOMA International

 

150 buildings around the country currently hold the title of BOMA 360 Performance Building. This program is different than The Outstanding Building of the Year (TOBY) competition and applications are reviewed on a quarterly basis. BOMA Baltimore wants to help all of our members achieve the standards that will allow them to apply for and be accepted into this prestigious program. We’ve set a goal for five building applicants in 2011. Will your building be one of them?

 

Applications are accepted at all times during the year and are evaluated quarterly. TOBY winners at the regional level are recognized as having achieved the minimum required points in as many as four of the six sections and receive a discount on the application fee.

 

So what are you waiting for? The next deadline for applications is March 1, 2011 to be considered for the first quarter 2011 class of designees.
